Bed and breakfast website design comes down to one question: can a guest who has never seen your house picture the room, trust you and book it in a few taps on a phone? The eight live websites below answer it in eight different ways, from a Victorian B&B in Maryland to a farm retreat in Sicily.
These bed and breakfast website examples are shown the way a visitor sees them: each home page scrolls inside a laptop screen and inside a phone. Les Jardins de la Livrée near Avignon is a project of Hotel Web Design; the other seven sites are ones we did not build, picked for how they present the house, the breakfast and the booking. Six of the eight are bed and breakfasts or guest houses. The other two, a townhouse in Dublin and a farm retreat in Sicily, show what changes when a house has more rooms or more to sell. Nothing is ranked: what matters is what you can borrow for your own B&B. After the examples come the ways guests book, what to check in a website builder or template, and a checklist for phone and desktop.
What bed and breakfast website design has to do
A bed and breakfast sells a small house, a few rooms and a morning meal, and people who book it usually want to know who they are staying with. Put side by side, the eight sites keep coming back to the same eight jobs.
- Say where you are and what kind of stay it is, right away. A Little Inn on Pleasant Bay calls itself a nine-room boutique B&B on Cape Cod in its welcome text, Ramsey House names the cathedral and the coast path it is a short walk from, and Les Jardins de la Livrée sums up the house in one sentence and three ticks over its opening photo.
- Put the date search within reach. Phineas Swann lays a booking bar over its opening photo, Baglio Occhipinti lays one over the lower edge of its video, Ramsey House puts a date form just under the photo and Number 31 puts a Book Your Stay bar at the foot of its opening photo. A Little Inn on Pleasant Bay, The Inn Berlin and Broad Bay House keep a Book button in the header instead.
- Show every room and say how many there are. The sites state it plainly: nine rooms at Pleasant Bay, five at The Inn Berlin, four junior suites at Broad Bay House and 22 rooms at Number 31. Broad Bay House and Les Jardins de la Livrée give each room its own page.
- Sell the breakfast. It is half of the name. A Little Inn on Pleasant Bay gives it a menu entry and a full section, Ramsey House has a Food & Drink menu with a Breakfast page and a packed lunch menu, and Number 31 lists Breakfast in its main menu.
- Introduce the people and the place. Broad Bay House names its owners, Sue and Tom, Ramsey House names its chef, The Inn Berlin tells the story of a house more than two centuries old, and Baglio Occhipinti has a Meet the People page. The area gets its own section too: Cape Cod at Pleasant Bay, the Ragusa countryside at Baglio Occhipinti.
- Give a reason to book direct. Ramsey House has a Book Direct For Best Rates page and tells visitors, right above its date form, that the best rate is always the direct one. Number 31 has a Why Book Direct? section with a members rate, and has a Best Rate Guarantee page.
- Show proof, and keep it current. Ramsey House stacks five award badges beside its introduction, Pleasant Bay puts an award banner above the photo and four press logos right below it, and Phineas Swann has a section of guest reviews near the end of the page. Show only the awards and ratings you hold today. A notice like the closing dates on The Inn Berlin’s top bar is useful only while it is true, so someone has to own the job of updating it.
- Work on a phone. Google indexes and ranks the mobile version of a page, so a B&B website that is comfortable only on a laptop is judged on its weaker version. The checklist below goes through it.
8 bed and breakfast website examples, analyzed
Each card has two scrolling screens, one for a laptop and one for a phone, then what we noticed on the live site in October 2026 and what to take from it. Awards and figures are the ones each site states about itself. The link Our project (in French) opens the portfolio page of the one site we built.

A Little Inn on Pleasant Bay
Nine-room inn on Cape Cod · Orleans, Massachusetts
A romantic nine-room B&B on Cape Cod, between Chatham and Orleans. The home page opens with an award banner above a wide photo of the house and its garden. A short welcome follows, then a rooms section (the rooms are named after sailboats), a breakfast section, a Cape Cod section and the three latest posts of the inn’s blog.
The menu runs from the usual About Us and Our Rooms to Breakfast, Explore and Press, then the Blog and Contact Us. A Book Now button sits in the header and opens a ThinkReservations booking page. Four press logos (Fodor’s, National Geographic Traveler, Travel + Leisure and The Telegraph) sit under the welcome line and do the work of reviews for guests who do not know the inn yet.
Key takeaways
- Breakfast has its own menu entry and its own section, with what is served and where (garden courtyard or bay-facing patio).
- Three blog posts on the home page, about romance, anniversaries and breakfast, keep the site fresh and speak to the couples the inn wants to attract.

Phineas Swann Inn and Spa
Inn with a spa near Jay Peak · Montgomery Center, Vermont
The booking bar is the first thing on the home page. It is laid over the opening photo on a laptop and sits right under it on a phone, with a Dates field, a Guests & Pets selector, a Special Rates field and a Search button. Below it come a short welcome, four blocks (rooms, hot tub, breakfast, on-site spa), a section on the area through the seasons, one on weddings and events, and guest reviews.
The menu is long, so it sits behind a menu icon even on a laptop. It covers the rooms, dining, activities, an Offers group (packages, enhancements and gift certificates), the spa, and weddings and events. The welcome text backs the pitch with two figures the inn states itself: more than 40 years in business and 15,000 previous guests.
Key takeaways
- Pets are part of the booking bar (Guests & Pets) and have a Dog Friendly page of their own, so a guest traveling with a dog is answered before they ask.
- Packages, enhancements and gift certificates sit together in an Offers menu: things to sell next to the room.

The Inn Berlin
Victorian B&B with five rooms · Berlin, Maryland
A Victorian estate on 1.5 acres with five guest rooms. A bar at the top of the page gives the closing dates for the annual break, with links to the booking page and the newsletter. Below it sit the logo, a menu of five entries (About, Rooms & Rates, Amenities, Events, Bakery) and a Book a Room button that opens a ThinkReservations page. Then a photo slider of the entrance and two paragraphs on the house.
The home page is short on purpose: three blocks (Rooms & Rates, Amenities, Events & Venue) lead to the full pages, and a newsletter sign-up closes it. The inn also hosts weddings and runs a bakery, and the menu has room for both.
Key takeaways
- A short home page works when each block leads to a complete page: here, rooms, amenities and events.
- A top bar is the right place for closing dates and booking news, as long as someone keeps it up to date.

- Five-room bed and breakfast

Ramsey House
Five-star B&B by the cathedral · St Davids, Pembrokeshire
A five-star B&B within a short walk of the cathedral at St Davids and of the Pembrokeshire Coast Path. The header carries the phone number and a Book Now button over a large bedroom photo, and the menu sits behind an icon. Under the photo, a line says the best tariff is always the direct one, above a check-in and check-out form that checks live availability. The introduction names the cathedral and the coast path, and a column of five award badges runs beside it.
A Key Features list answers the practical questions in a few lines: the style of the rooms, the beds, the bathrooms, the views from the first floor, ground-floor rooms for guests who prefer to avoid stairs, a professional chef and local produce, picnic lunches for walkers, a licensed bar and off-street parking. The menu adds Food & Drink (with a Breakfast page and a packed lunch menu), a Book Direct For Best Rates page, Local Attractions, FAQs and a Journal.
Key takeaways
- The date form and the book-direct argument sit together, before the guest has read anything else.
- One Key Features list covers beds, bathrooms, views, accessibility and parking, which spares guests a hunt through several pages.

- Five-star bed and breakfast

Broad Bay House
Four junior suites by a beach · Isle of Lewis, Scotland
A guest house with four junior suites, beside a sandy beach a few miles north of Stornoway. A full-width photo slideshow opens the page, with the phone number and a Book a Stay button in the header. The welcome introduces the owners by name, Sue and Tom, then lists the awards and the guide the house appears in, describes the rooms and the guest lounge, and goes on to the evening meals, the breakfast (continental choices and a cooked Scottish menu, served between 8 and 9.15 a.m.) and a welcome drink for guests arriving between 3.30 and 5 p.m.
The menu gives every room its own page (Room 1 to Room 4) and adds About, Eat & Drink, Dog Friendly and Price & Info pages, then Location, Luxury Extras and Awards, a Green Policy page, a combined Contact and FAQ page and a guest book. On a phone, the header keeps a Book Now button next to the Menu button, so booking is one tap from the first screen.
Key takeaways
- A Book Now button in the phone header, next to the menu, puts the booking one tap from the first screen.
- Dog Friendly and Green Policy have their own pages: say what the house does, not only what it has.

- Four-suite guest house

Number 31
Boutique townhouse with 22 rooms · Dublin, Ireland
A townhouse with 22 individually designed rooms near St Stephen’s Green, a sunken lounge and a garden patio. The opening photo fills the screen. A Book Your Stay bar sits at its foot, next to a Vouchers button, and leads to the booking page: a two-month calendar that shows the lowest nightly price under each date, a guests selector and a promo code field. A Menu button at the top left holds a long menu: Stay, Offers, Breakfast, Gallery, Things To Do and Location.
The story of the house comes first, then a Why Book Direct? section with a Members Rate and two seasonal offers, each with its own Book Now button. Stay, Breakfast and Story blocks, an Instagram strip and a footer of practical pages follow: FAQ, cancellation policy, reviews and a best rate guarantee. The site also sells gift vouchers.
Key takeaways
- A Why Book Direct? section puts the reasons, a members rate and the offers, in one place instead of scattering them.
- Cancellation policy, FAQ and best rate guarantee sit in the footer, so guests find the rules before they book.

Baglio Occhipinti
Organic farm retreat in the vineyards · Vittoria, Sicily
A 17th-century farmhouse turned eco-luxury retreat among vineyards and olive trees, with about a dozen rooms and suites, a farm-to-table restaurant, a pool and a wellness offer. The home page opens on a video with the booking box laid over its lower edge: arrival and departure dates, adults and rooms, a Check Availability button and, beside it, a Request a quote button, with a promo code field and a link to modify or cancel a reservation underneath. A bar with call, WhatsApp and email buttons next to Book and Quote follows the guest down the page on a laptop. On a phone the same bar stays at the bottom of the screen, without the email button. A language switch offers English, Italian and French.
Under the video, sections follow for packages and offers, the retreat, pool and wellness, the panoramic suites and the kitchen garden, then a list of thirteen experiences, from a chic picnic and a cooking class to horseback riding, a tour of the family wine cellars and an opera dinner. Further down come a section on the hostess, Fausta Occhipinti, and one on the area, Ragusa and the Val di Noto.
Key takeaways
- A booking box and a quote request side by side serve the guest who knows the dates and the one who is planning a longer or special stay.
- Thirteen experiences, from a chic picnic to a tour of the family wine cellars, sell the stay beyond the room, which matters when the house is a destination in itself.

Les Jardins de la Livrée
Guest house with a restaurant · Villeneuve-lès-Avignon, France
A former family farmhouse behind the walls of the old town, with a garden, a pool and a restaurant five minutes from Avignon. The opening card states the promise in one sentence with three ticks (the heart of the old town, a pool and a large garden, five minutes from Avignon) and a Discover the house button. A top bar keeps the phone number, the address and the language switch within reach.
A Stay essentials block follows with four tiles (restaurant, pool, Wi-Fi, parking), then a rooms section, a restaurant section, a Find us section and a Direct booking block whose See availability button opens the Eviivo booking page. Each room has its own page with a Book this room button that leads to the same page, an external engine plugged into the site. A link to customer reviews sits in the footer.
Key takeaways
- One sentence and three ticks answer where, what and how far before anyone scrolls.
- A page for each room lets a guest book the room they chose, and an external booking engine, Eviivo, plugs into the site without changing its look.

Which example is closest to your B&B?
- A small B&B where the dates come first. Ramsey House and Phineas Swann put the date search on or under the opening photo.
- Four to nine rooms and a calm site with one Book button. A Little Inn on Pleasant Bay, The Inn Berlin and Broad Bay House do it with a clear menu and a booking page.
- A house that is also a place to eat, celebrate or unwind. Phineas Swann adds a spa and weddings, The Inn Berlin weddings and a bakery, and Baglio Occhipinti a restaurant and a list of experiences.
- A larger townhouse with offers and a members rate. Number 31 shows how to explain why booking direct is worth it.
- A house that wants to keep the booking engine it already uses. Les Jardins de la Livrée plugs Eviivo into a site with its own look.
Bed and breakfast web design: how guests book
After the photos, the biggest design choice is the road from “I like this house” to “it is booked”. The eight sites use three of them.
Dates first, on the home page
Phineas Swann, Ramsey House, Baglio Occhipinti and Number 31 put the date search on the opening screen or one click away. The guest never has to hunt for the booking page. Baglio Occhipinti adds a Request a quote button next to Check Availability, a sensible choice for guests who want to ask before they commit to a longer or special stay.
A Book button that opens the booking page
A Little Inn on Pleasant Bay and The Inn Berlin send the guest to a ThinkReservations page, and Broad Bay House to a Freetobook page. The booking system then does the hard parts: availability, payment, confirmation. The cost is that the guest changes site at the last step, which is why the booking page should repeat the house’s name, photos and dates.
Room by room
On Les Jardins de la Livrée each room has its own page with a Book this room button that leads to the Eviivo booking page. A guest who already knows which room they want goes straight there, and the others compare the rooms one by one.
Booky and calendar sync
Booky is the booking engine Hotel Web Design builds into its websites. Bookings taken with Booky carry no commission. Booky synchronizes calendars both ways with Booking, Airbnb, Homelidays and other platforms, so a night sold elsewhere is blocked on your site and the other way around. It also handles seasonal rates, arrival and departure days, stay-length rules, online payment with a deposit and a balance, a card imprint as a guarantee, legal invoices and scheduled emails, and it suits small hotels, inns and bed and breakfasts. If you already use another engine, the site can integrate it, as at Les Jardins de la Livrée with Eviivo.
Google Hotels, with a caveat
Hotel Web Design is listed in the official Google Hotels connectivity partner directory. A bed and breakfast can appear in Google Hotels when its Google Business Profile category belongs to the hotel family, such as bed and breakfast or inn. Google decides which properties it accepts, so each case has to be checked before anything is set up.
Bed and breakfast website builders: what to check before you pick one
Many owners start by searching for a bed and breakfast website builder or a B&B website template, and for a first site that can be a fair choice. The eight examples show it: the page code of A Little Inn on Pleasant Bay points to Webflow, The Inn Berlin to Squarespace and Broad Bay House to Wix, and each of them has a clear home page, a Book button and a booking system plugged in. The tool matters less than what the site does for a house rented room by room. Open the builder’s demo on a phone, then go through these points.
- Is there a booking path? A builder gives you pages; the booking comes from a separate system, as with ThinkReservations at Pleasant Bay and Berlin or Freetobook at Broad Bay House. Ask which engines it works with and where the booking page lives.
- Does it sync calendars? If the house is also on Booking or Airbnb, the engine should import and export calendars (iCal) so that one night cannot be sold twice.
- Do the rooms, the breakfast and the area get their own pages? Separate pages can each answer their own search, and they let a guest go straight to what they care about, as on Pleasant Bay and Broad Bay House.
- Can it carry your languages? A house that welcomes guests from abroad needs each language on its own address, as Baglio Occhipinti does in English, Italian and French and Les Jardins de la Livrée in French and English.
- Is it fast on a phone? Compare the demo with the Core Web Vitals thresholds in the checklist below instead of trusting the builder’s own promises.
- Can you edit it yourself and take it with you? Photos, closing dates and house rules change every season. Check who edits the site, who owns the domain and what happens to your content if you leave.
A builder stops being enough when the house needs a look of its own, when the booking flow has to follow your rules, or when several languages, offers and a restaurant have to live on the same site, as at Baglio Occhipinti. That is where a custom website earns its place.
Bed and breakfast website checklist: phone and desktop
On a phone
- The date fields, or one clear Book button, are visible without scrolling. Baglio Occhipinti’s booking box sits on the opening video on a laptop and right under it on a phone, Phineas Swann’s sits under the opening photo, and Broad Bay House keeps a Book Now button in its phone header.
- The number of rooms and the breakfast can be read without zooming.
- Text and buttons are large enough to tap, and the page never scrolls sideways.
- Text placed over a photo stays readable. WCAG 2.2 asks for a contrast ratio of at least 4.5:1 for normal text and 3:1 for large text, and treats a background image that weakens that contrast as a failure.
- You have run the booking path yourself, from the first screen to the confirmation, on a real phone.
On a desktop screen
- The menu is short or tidy. The Inn Berlin has five entries next to a Book a Room button, and Number 31 keeps a long menu behind a Menu button while its Book Your Stay bar stays outside it.
- The opening photo is large and carries either the dates or a Book button.
- Photos follow the house: the rooms, the breakfast table, the garden and the view each get their own picture.
On both
- The phone and the desktop versions hold the same content. Google uses the mobile version to index and rank, so text, headings and image descriptions that exist only on the desktop version do not count.
- The pages are fast. The Core Web Vitals targets are a largest contentful paint within 2.5 seconds, an interaction to next paint of 200 milliseconds or less and a layout shift of 0.1 or less, measured at the 75th percentile of visits. The opening photo is usually the largest element, so do not lazy-load it: web.dev advises loading it early and giving it a high fetch priority.
- Every photo has a description and fixed dimensions, so the text does not jump when it loads.
- Check-in time, minimum stay, deposit, cancellation, children and pets are written before the booking starts. Number 31 has an FAQ page and a cancellation policy page, and Broad Bay House has a Dog Friendly page.
- Accessibility and privacy have a page. Ramsey House links an Accessibility Statement and its Sustainable Travel Measures from the footer.

Questions about bed and breakfast websites
What should a bed and breakfast website include?
Photos of every room, the number of rooms, a clear description of the breakfast, a way to check dates, the rules (check-in time, minimum stay, deposit, cancellation, children and pets), the area around the house, who the hosts are and proof from past guests. The eight examples above each cover most of these in a different way.
How do I build a bed and breakfast website?
Start from what a guest asks before booking, and give each answer a page: a home page that says where you are and what kind of stay it is, one page per room, breakfast, the area, the rules and rates, and a contact page. Plug in a booking engine that shows free dates, add photos of every room, then test the whole path on a real phone before you publish. The eight examples above show the same skeleton in eight different styles.
Does a bed and breakfast website need a booking engine?
No, but without one every booking starts with a message or a call. A booking engine shows the free dates and takes the reservation at any hour, from any time zone. Baglio Occhipinti shows that both can live together: a booking box and a request for a quote side by side. Bookings taken with Booky carry no commission; with another engine, check its contract.
Is a website builder good enough for a bed and breakfast?
For a first site, often yes, if the builder handles booking, calendar sync, your languages and a fast phone version, all of which you can test on its demo. Three of the eight examples run on Webflow, Squarespace and Wix. A custom design is worth it when the house needs a look of its own, a booking flow that follows your rules, or several languages and offers on one site.
Why have my own website if my B&B is already on Booking or Airbnb?
A platform brings visitors and charges its own fees; your website keeps the booking, the relationship with the guest and the rules in your hands. With Booky, bookings taken on your site carry no commission, and calendar sync lets you keep both channels without double bookings.
How do I avoid double bookings when my rooms are also listed on other platforms?
By synchronizing the calendars. Booky synchronizes both ways with Booking, Airbnb, Homelidays and other platforms, so a night sold on one is blocked on the others. With another engine or a channel manager the principle is the same: ask whether the sync goes one way or both ways, and how often it refreshes.
Does a bed and breakfast website need a mobile version?
Yes. The mobile version of a page is the one Google indexes and ranks, so the phone version must hold the same content and image descriptions as the desktop one, and it should meet the Core Web Vitals targets.
Can a bed and breakfast appear on Google Hotels?
It can, when its Google Business Profile category belongs to the hotel family, such as bed and breakfast or inn, and when Google accepts the property. Hotel Web Design is listed in the official Google Hotels connectivity partner directory, and each case is checked before anything is set up.
